Project Overview
Photoplan was appointed to deliver a comprehensive digital twin survey and Land Registry compliant lease plan package for The Point, a landmark 23,000 sq ft commercial building in Borehamwood.
The property, formerly operated as a large bingo hall, is currently undergoing transformation into an exciting new immersive theatre and entertainment venue, requiring accurate spatial data to support planning, design and legal documentation.
Using our digital twin measured survey workflow, we were able to capture the entire building quickly and safely while simultaneously generating the information required for both operational and legal purposes.
The Challenge
Large commercial buildings undergoing redevelopment often require multiple site visits from different consultants to collect measurements, produce plans and verify areas.
For this project the client required:
- A complete digital twin of the building for design teams and stakeholders.
- Accurate measured survey information across approximately 23,000 sq ft of internal accommodation.
- A Land Registry compliant lease plan suitable for legal registration purposes.
- A solution that minimised disruption and avoided repeated site visits as the redevelopment progresses.
The scale and complexity of the former entertainment venue made traditional tape and laser measuring methods both time consuming and inefficient.
Our Solution
Using the latest laser scanning technology and our digital twin workflow, Photoplan captured the entire building in a single survey visit.
The resulting digital twin provides a permanent, navigable record of the building that can be revisited remotely by architects, designers, contractors and project stakeholders at any time.
From the captured survey data we were able to produce:
- A fully immersive digital twin of the property.
- Accurate internal measurements and spatial information.
- Existing layout documentation for design teams.
- A Land Registry compliant lease plan for legal use.
- A long-term digital record of the building prior to its transformation into an immersive theatre experience.
By combining the measured survey and lease plan requirements into a single capture exercise, the client avoided duplicate surveying costs and significantly reduced project timescales.
The Result
The Point project demonstrates how digital twin technology can support commercial redevelopment projects far beyond simple visualisation.
The client received a detailed digital representation of the building alongside legally compliant lease documentation, all derived from a single site visit and a single source of truth.
As the building evolves into its new role as an immersive theatre destination, the digital twin will continue to provide value for designers, contractors and operational teams throughout the redevelopment lifecycle.
