What is a floorplan?
A floorplan is a 2D diagram used for identification purposes that shows the relationships between rooms and spaces includings things such as walls, doors, bathrooms, kitchen appliances etc.
How is a floorplan made?
One of our professional photoplanners will use an extremely accurate laser measuring device and sketch out the blueprint of your property. This is then drawn up by our CAD operators.
What tolerance do you allow in the scale of a floorplan?
We allow a 5% tolerance of measurements as these are primarily for identification purposes only.
Why do I have to pay more over 2000 sq ft?
Most properties fall below 2000 sq ft. However, if a property is larger than this then a small fee will be charged per sq ft.
Can I use a floorplan for planning permission?
No
What is an interactive floorplan?
An interactive floorplan allows the viewer to scroll over rooms with a mouse and reveal photos of that room or space.
What is a 3D floorplan?
A 3D floorplan shows a three dimensional view of an elevation including realistic images of furniture and walls etc.
What is a scaled floorplan?
A scaled floorplan is a similar to a floorplan in that it shows walls and spaces but is drawn to an exact scale rather than an approximation.
Why does my scaled floorplan not seem to scale when I print it out?
It is important that when printing scaled floorplans that your printer settings are set to "Do not scale". This will allow the measurement bar at the bottom to be accurate.
What is a lease plan?
A lease plan is used to denote areas that are communal spaces and private spaces. These are usually differentiated by green (communal) and red (private) lines.
Energy Performance Certificates
What is an energy performance certificate? (EPC)
Quote from direct.gov.uk website: Energy Performance Certificates (EPCs) give information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC.
Can I do my own EPC?
No. A trained and certified domestic energy assessor (DEA) must carry out the inspection.
How long will the EPC take?
This will take anything up to an hour for a standard family home.
